WHAT WILL A PROPERTY MANAGER DO FOR ME?
Most real estate agents will have a property management department, which is solely established for managing investment properties. The level of service will vary and depends on the structure of the office, the real estate company's approach to property management and customer service.
In the main though, your real estate property management services will include:
- Establishment of an appropriate rent
- Organise the advertising for leasing the property
- Showing prospective tenants through the property not just hand the keys out for people to help themselves.
- Receipt of applications and screening of appropriate tenants
- Optional checking with Owner on screening new tenants
- Completion of all relevant documents required under the Residential Tenancies Act
- Receipt of rental monies
- Follow up on any arrears in rental payments
- Organisation of repairs / maintenance
- Provide the Owner with regular payments and statements
- Payment of accounts
- Conduct initial, final and routine inspections of property
- Organisation of and representation at tribunal hearings
- Bond collection and the first two weeks rent in advance prior to tenant moving into the property
- Lodgement of Bond with the appropriate body
- Provide Insurance
- Personal service from trained and local property management team
SELECTING A PROPERTY MANAGER TO MANAGE YOUR INVESTMENT
Making sure you have the right real estate company managing your investment is vitally important. A good real estate company saves you time and takes the hassles out of owning an investment property. Here is a checklist of some areas you should consider when selecting a real estate company to manage your property.
- How many properties on average do you lease each month?
- How extensively will you check the credentials of an applicant for my property?
- Can I view your tenancy application form and does it ask about previous residences and employers, etc?
- Do you have a way to check if the tenant will pay rent on time?
- How many property managers do you employ?
- What can a quantity surveyor do for me?
- What ways can I maximise my rental return?
- Does your agency continually train it's property management staff?
- In what ways can you help me reduce my risk?
- Will you pay all my accounts and provide an annual report for my accountant?
- How long have you used your main tradespeople and do they charge a fee for a service call?
- How will you treat my tenant better than any another agent?
- How many tenants would you currently have in arrears?
- Do you have any testimonials I can see?
- Do you know your market share (percentage of prospective tenants looking in your area that would call on your office)?
- What is your accept/reject ratio of prospective applicants?
- How often per month do you go to the residential tribunal?
- How do you get your tenants to pay the rent:- cash, cheque, direct deposit etc?
